The Top Items That Make Properties Fail Fire Code Inspections

Fire code inspections trip up more Sacramento buildings than most property managers expect, and it's rarely one dramatic problem. It's a stack of small, specific items that add up to a failed inspection and a return visit.

The Most Common Fire Code Corrections

No Knox box, or an empty one. The fire department needs a secured lockbox with working keys and current gate codes. A missing box, wrong keys, or an outdated code is the single most common flag we see.

  • Locks without a key override. Push-button and combination locks get written up when there's no physical key backup for responders.

  • Expired or missing fire extinguishers. Out-of-date service tags, units that aren't mounted correctly, or not enough coverage per floor or per unit.

  • Smoke and CO detector gaps. Missing detectors in laundry rooms and stairwells, dead units, and the required detector declaration that often gets skipped.

  • Combustibles near heat sources. Flammables next to water heaters, leaf debris in utility rooms, and dryer lint piling up in laundry rooms.

  • Unlabeled meters and breakers. Gas meters, water meters, and panels that aren't clearly labeled by unit.

  • Exposed or unfinished wiring. An electrical hazard and an insurance problem at the same time.

  • Address numbers that aren't visible. Responders have to find the building before they can help it.

  • Blocked access and unsafe egress. Overgrown landscaping, stored junk in walkways, gates that swing the wrong way, and stairways that need repair.
